SUB-TOPIC 3.1: HOW DO I FIND PROSPECTIVE DEALS?

This is a brilliant question. Along the lines of – is this a get rich quick scheme or do I need to actually do some work?

There are a lot of people out there selling dreams and get rich quick schemes. And there are quite a few articles written about them when the dreams collapsed around them because they didn’t set up their businesses properly.

My answer to this question is that education is your shortcut. Learning from other people who have done it well and done it properly is the biggest shortcut you can find. Also, reading this book is a shortcut. And then, it’s up to you to take action, get out there and do it! Put that education to use and Just Do It (to quote the great and inspirational Nike)!

You will also need to buckle down and do some work. Ultimately, it is a numbers game because the more houses you look at and make offers on, the more deals you will get. It’s the same in all areas of property investing. The more marketing you do, the more deals you will get. Like most businesses, the more people who know about you, the more business you will get. You won’t get very many Rent to Rent deals sitting at home trolling through Rightmove. You need to get out there to build relationships and look at houses. Talk to agents. Talk to landlords. Talk to anyone who will listen and tell them what you do! The more you talk and practice, the more confident you will sound and the more deals you will get.

When I started I was very unconfident. Sure, I was educated in property investing but I didn’t have any experience. After I looked at 50 houses and spoke to 100 different people I was getting a lot better and could confidently answer most questions that the property owners asked. This confidence inspires more property owners and agents to be willing to work with me and makes it easier to get deals now. So I don’t have to look at as many houses or talk to as many people to get a house. It’s still a numbers game, the numbers are just lower.

The next few questions will break down some specific forms of marketing and targeted ways of finding the deals.
